2. Kajang

A mere half an hour from Kuala Lumpur, Kajang is the second most popular city in Selangor. It is a rapidly growing city best known for its delicious satay.

Mostly populated by Malay and Chinese folk, Kajang has no shortage of malls, education centres, medical facilities, banks and convenience stores.

It is also well connected to other cities, thanks to several highways like North-South Expressway (NSE), Kajang-Seremban Highway (LEKAS), Silk and Grand Saga Expressway. Apart from that, the MRT line of Kajang makes it an easy commute for public commuters as well.

Kajang’s median price for houses has grown by 16.9% in 2020 compared to 2019. This indicates that the area is well appreciated despite the Covid-19 crisis.

Nevertheless, it did not escape the impact of the pandemic as the sale of houses in Kajang has dropped by 49.23% in 2020 compared to 2019.

However, Kajang still remains an excellent location if you are thinking of buying a property here as condos, apartments and SoHos are coming up.

3. Puchong

Puchong is the third most popular city in Selangor due to its proximity to Petaling Jaya and Kuala Lumpur.

Puchong is a very popular choice among housebuyers as it has numerous shopping malls, food outlets, restaurants, supermarkets, entertainment centres and academic prospects at reach.

Besides that, the city is connected by major highways such as Shah Alam Expressway (KESAS) and Damansara Puchong Highway (LDP), so that you can drive around the city easily in your car. It even has an LRT for public commuters.

Due to the pandemic, the properties in Puchong suffered a loss of 54.93% in sales in 2020 compared to 2019.

However, its median price has still seen an appreciation of 22% in 2020 compared to the previous year. This shows that the properties here are in demand even during economic crises and makes a good investment for potential homebuyers.

4. Shah Alam

If you would like to live a quiet life away from the hustle and bustle of the city, then Shah Alam would be your preferred choice. Being the fourth popular city in Selangor, this city retains its old charm yet has grown in terms of modern amenities.

From shopping malls like iCity to reputable universities like UiTM, Shah Alam offers a quiet yet satisfying stay in peaceful neighbourhoods.

It is also well-connected to other cities through LRT, KTM and highways like Federal Highway, New Klang Valley Expressway (NKVE), North-South Expressway Central Link (ELITE), Guthrie Corridor Expressway (GCE) and Shah Alam Expressway (KESAS).

2020 has been a tough year for properties in Shah Alam as its transaction volume fell by 58.98% compared to 2019. This is the reason the median price of houses in this area has only increased by 6.38% in 2020. So, if you are looking to get an affordable house in a strategic location, Shah Alam might be the place for you.

Cheras is the fifth most popular city in Selangor. It is a modern-day suburb with ample amenities for residents to enjoy including shopping malls, convenience stores, eateries and entertainment centres.

Cheras also has a wide variety of properties at an affordable price. In 2020, the median price of Cheras properties has increased by a moderate 7.32% as its transaction volume has dropped by 40.06% compared to the previous year.

Like Shah Alam, Cheras offers affordable housing for potential homebuyers today.
